Bohler DC is providing site civil engineering design and permitting services for a proposed 18-story multifamily residential redevelopment at 2000 14th Street North in Arlington, Virginia — an underutilized office site poised for transformation into a vibrant, transit-oriented community.
The project, led by Penzance with design by SK+I Architecture and landscape architecture by Parker Rodriguez, will replace an existing eight-story office building with a 341-unit residential tower. Located just steps from the Court House Metro station, the development aligns with Arlington County’s goals to increase housing supply, reduce office vacancy, and promote walkable, transit-oriented growth.
Bohler DC is supporting the project through strategic site civil design and navigating the site plan amendment process required to accommodate the proposed building height of 194 feet — exceeding the current 180-foot zoning limit. The plan also incorporates comprehensive streetscape improvements along all frontages to enhance the pedestrian experience in the Courthouse neighborhood.
The redevelopment will retain the existing structured parking while introducing a reduced parking ratio that reflects the site’s proximity to transit. The proposal also includes affordable housing contributions in line with Arlington County’s bonus density provisions, further supporting community housing objectives.
