Located in the heart of Washington, D.C.’s vibrant H Street NE corridor, Coda on H serves as the flagship location for MRP Realty’s Coda brand—a collection of modern, design-forward residential communities.
Envisioned as a mixed-use development that reflects the energy and character of its surroundings, Coda on H combines 112 upscale apartment homes, 6,000 square feet of street-level retail, and structured parking within a single, dynamic urban footprint.
Positioned within one of D.C.’s most active dining and entertainment districts, the project contributes to the neighborhood’s continued evolution while supporting local housing diversity through nine affordable units reserved for households earning between 50% and 80% of the Median Family Income (MFI).
Navigating the PUD Process and Urban Constraints
As one of the final large-scale development opportunities on H Street, the project required careful coordination through the Planned Unit Development (PUD) process to align with both city regulations and neighborhood expectations. With a compact site and tight urban boundaries, the design needed to maximize density while creating a pedestrian-friendly streetscape and functional outdoor spaces that enhance the resident experience.
Bohler DC partnered with MRP Realty to lead site civil engineering, zoning, and permitting efforts throughout the PUD process. The team developed comprehensive site designs that incorporated sustainable and visually engaging features such as landscaped residential courtyards, an activated streetscape, and a green roof amenity deck.
A key design highlight is the rooftop amenity space, which seamlessly integrates stormwater management infrastructure within its planter beds — demonstrating how functionality and aesthetics can coexist in an urban environment. Bohler DC’s approach ensured compliance with D.C. stormwater regulations while supporting the project’s overall architectural vision and amenity-driven experience.
