Dock 79 – Transforming D.C.’s Waterfront into a Vibrant Mixed-Use Destination
As part of the long-term revitalization of Washington, D.C.’s Capitol Riverfront, MRP Realty and Florida Rock set out to create Dock 79 — a premier luxury residential community designed to bring new life and energy to the Anacostia River waterfront.
Envisioned as the first phase of a larger 1.2-million-square-foot mixed-use Planned Unit Development (PUD), Dock 79 would blend upscale living with engaging retail, dining, and recreation spaces to establish a lively, connected urban neighborhood.
Navigating Environmental Constraints
The site’s prime riverfront location also came with unique challenges. Situated within the 500-year floodplain, the project required a thoughtful, resilient design approach to mitigate flood risk while maintaining the aesthetic character of a waterfront community. From the start, the development team recognized the need for a multi-disciplinary strategy to balance regulatory requirements, sustainability, and long-term functionality.
Bohler DC partnered with MRP Realty and Florida Rock early in the development process to help navigate the complex entitlement, permitting, and engineering challenges of the PUD. The team incorporated advanced stormwater management systems to reduce flood risks and designed site solutions that supported both functionality and aesthetic appeal. The firm’s master planning approach ensured seamless integration between Dock 79, future phases, and the public riverwalk network.
Defining the Riverfront
Today, Dock 79 stands as a cornerstone of the Capitol Riverfront neighborhood—offering 305 luxury apartments, a vibrant mix of restaurants and entertainment, and inviting public spaces that connect residents and visitors to the river. A defining feature of the project is the waterfront promenade and public plaza, which have become popular destinations for recreation and community gatherings.
