Bohler DC Supports Massive RiverHouse Neighborhood Redevelopment

On December 13th, the Arlington County Board approved a series of actions that advance the major RiverHouse redevelopment in Pentagon City by JBG Smith. The approvals include a rezoning for the 36–acre site — located along Army Navy Drive and S. Joyce Street — which formalizes the Pentagon City Sector Plan and enables up to 4,500 residential units at full buildout. The Board also approved the vacation of several street and utility easements, paving the way for utility relocations and the introduction of new buildings and streetscape improvements.

The approved site plans authorize the delivery of approximately 745 new homes in the near term, while 1,676 existing apartments will be preserved. Later phases are expected to add more than 2,040 additional units, supporting the long–term transformation of the community.

Significant public–realm investments were also endorsed. The project will create more than 2.5 acres of public open space, strengthen pedestrian and bicycle connectivity, introduce a two–way cycle track along S. Joyce Street, and establish a multi–use trail adjacent to an expanded Virginia Highlands Park. Retail components will follow in future phases.

Bohler DC, serving as the site civil engineer, is playing a central role in delivering this long–
term, multi–phase redevelopment. With over 1,500 existing units remaining occupied throughout construction, Bohler DC has led the planning of a highly sequenced approach that maintains continuous access, utilities, and parking while new phases come online.

The team is also supporting the creation of the project’s new public green spaces — 
including the signature green ribbon — and designing more than a mile of new roadway improvements across a site that spans over 60 feet of grade change. Along S. Joyce Street, Bohler DC’s engineering work will help implement the enhanced bike facilities and narrowed road section outlined in the Sector Plan.
