As the second phase of a multi-decade Planned Unit Development (PUD) along Washington, D.C.’s Capitol Riverfront, Maren continues the transformation of the Anacostia waterfront into a lively, mixed-use community.
The broader PUD — spanning approximately 1.2 million square feet — was designed to create a dynamic urban district that integrates residential, retail, and public spaces to foster connectivity and long-term vibrancy.
Building on the success of Dock 79, MRP Realty and Florida Rock envisioned Maren as a distinctive residential destination that combines modern design, retail convenience, and direct river access — all within one of the city’s fastest-growing neighborhoods.
Implementing a Connected Waterfront Vision
Building on the foundation established in Phase I, Bohler DC worked to extend the cohesive design and infrastructure systems that would unify the entire waterfront community. This included maintaining continuity in floodplain management strategies, riverwalk alignment, and site connectivity to ensure a seamless experience between developments.
Having led the engineering and site design for Dock 79, Bohler DC’s team applied its deep understanding of the site’s environmental and regulatory complexities to bring Maren to life. The team implemented the original master plan’s framework, refining and expanding key systems for stormwater management, flood protection, and public access.
The team also coordinated site and utility design to support the building’s mix of 264 residential units and 10,000 square feet of ground-floor retail—enhancing walkability and supporting the community’s vibrant street life.
